Cityscape Bahrain 2026 | Interview with Alexander Heuff - Group Director, Cityscape

1. Cityscape Bahrain returns for its fifth edition this month. How has the exhibition evolved over the years, and what can visitors expect from this year's event?

Over the past five editions, Cityscape Bahrain has continued to evolve alongside the Kingdom’s real estate sector, strengthening its position as a platform that connects developers, investors and prospective homebuyers. What began as an opportunity to showcase the market’s property offerings has grown into a more comprehensive experience, bringing together real estate opportunities, industry expertise and meaningful engagement between buyers and developers.

This year, we are building on that progress with a stronger emphasis on the homebuyer experience, guided by our theme, “Secure your capital. Elevate your lifestyle. Anchor your future.” The theme reflects the different considerations that shape property decisions today, from identifying sound investment opportunities to finding a home that supports an individual's lifestyle and long-term aspirations. Our focus is on making the property search more accessible and informed, helping visitors navigate the market with greater clarity and confidence.

In terms of scale, this year’s edition is targeting 10,000 visitors and will bring together more than 50 qualified exhibitors and over 50 industry leaders and speakers, reflecting the breadth of opportunities and expertise available throughout the exhibition. Beyond the exhibition floor, visitors can look forward to Cityscape Talks and the Bahrain PropTech Showcase . Cityscape Bahrain 2026 will also host the fourth edition of the Architects of Tomorrow  initiative, in partnership with the American Institute of Architects, Middle East Chapter, with Seef Properties supporting the initiative as the official sponsor of architectural initiatives.

Ultimately, our ambition is to ensure that Cityscape Bahrain is not simply a place to discover properties, but a platform where people can explore opportunities, engage directly with industry professionals and take meaningful steps towards their property aspirations.

2. This year's theme places particular emphasis on lifestyle and long-term value. What does this mean for homebuyers, and how is Cityscape Bahrain reflecting these changing priorities?

The way people approach property ownership is evolving. While location, price and the property itself remain fundamental considerations, homebuyers are increasingly looking at the wider environment in which they will live. Factors such as community, amenities, accessibility, connectivity and quality of life are playing a more significant role in determining whether a property is the right fit, both today and in the years ahead.

Our theme brings these considerations together. Securing capital speaks to the importance of evaluating property as a financial commitment and understanding its potential long-term value. Elevating your lifestyle recognises that a home is about more than the physical space. It is also about the experiences, convenience and sense of community it offers. Anchoring your future reflects the longer-term perspective that underpins property ownership, whether someone is purchasing their first home, moving into a new stage of life or diversifying an investment portfolio.

At Cityscape Bahrain, we are bringing together a diverse range of developments to reflect these different priorities, from residential communities and lifestyle-led projects to commercial and mixed-use opportunities. This allows visitors to explore and compare options according to their individual circumstances, budgets and aspirations, while engaging directly with developers to better understand what each project offers.

Ultimately, the objective is to encourage a more considered approach to property decisions. We want visitors to look beyond the immediate purchase and assess how an opportunity aligns with their financial priorities, lifestyle requirements, and plans for the future. By bringing these considerations into one setting, Cityscape Bahrain helps make that process more accessible and informed.

3. This year's theme places particular emphasis on lifestyle and long-term value. What does this mean for homebuyers, and how is Cityscape Bahrain reflecting these changing priorities?

For first-time buyers and investors alike, one of the biggest challenges is navigating the range of opportunities available and determining which ones best align with their needs. Cityscape Bahrain addresses this by bringing a broad selection of property developments, developers and industry expertise together under one roof, allowing visitors to explore the market in a more structured and efficient way.

For prospective homebuyers, the exhibition provides an opportunity to compare developments, understand the features and amenities on offer, and speak directly with developers about their projects. For investors, it offers a setting in which to explore different property categories and investment propositions, ask questions and gain a clearer understanding of the factors they should consider before making a decision.

Knowledge-sharing is a key part of the experience. Running from 25 to 27 November, Cityscape Talks will bring together more than 50 expert speakers. The programme will explore opportunities across real estate, infrastructure, hospitality and sustainable development, alongside critical topics such as foreign direct investment, public-private partnerships, innovative financing models and policy reforms. It will also foster dialogue between industry leaders, policymakers and investors, highlighting market trends and strategies to strengthen Bahrain’s investment potential and support long-term economic growth.

We recognise that purchasing a property is a significant decision, particularly for someone entering the market for the first time. Our role is to create an environment where people can access opportunities, ask informed questions and connect with the expertise they need to take their next steps. Whether visitors are beginning their property search or actively evaluating an investment, Cityscape Bahrain offers a valuable starting point for making more informed decisions.

4. Bahrain continues to attract interest from both local and international property buyers. What makes the Kingdom an appealing destination for homeownership and real estate investment?

Bahrain continues to present an attractive proposition for both local and international property buyers, supported by an evolving real estate landscape, a diverse range of residential developments and a lifestyle offering that combines modern amenities with a strong sense of community. The Kingdom offers options for different stages of life and investment priorities, from contemporary apartments to integrated residential communities, allowing buyers to consider opportunities that align with their individual needs and long-term plans.

For international buyers, Bahrain also provides pathways to property ownership in designated areas, creating opportunities for those looking to establish a home in the Kingdom or diversify their property portfolios. Qualifying property owners may also be eligible for the Golden Residency programme, subject to the applicable criteria. Together, these factors contribute to Bahrain’s appeal as a destination for those considering both property ownership and longer-term investment.

At Cityscape Bahrain, our role is to bring these opportunities into focus by connecting local and international audiences with developers and industry professionals. By showcasing the breadth of developments available and facilitating direct engagement with the market, we aim to help visitors better understand the options, assess what aligns with their priorities and make more informed property decisions.

5. Beyond showcasing properties, how is Cityscape Bahrain contributing to conversations around the future of real estate, architecture and the way people live?

Cityscape Bahrain has evolved beyond a traditional property exhibition to become a platform for broader conversations about how the real estate sector is changing and how those changes will shape the way we live, work and invest. This year, the introduction of the Bahrain PropTech Showcase and the Architecture and Design Pavilion reflects the growing importance of technology, innovation and design in creating more connected, efficient and liveable environments.

Knowledge-sharing is equally important to this conversation. Through Cityscape Talks, we are bringing together industry leaders and experts to explore emerging trends, including sustainability, smart homes, artificial intelligence and the future of urban living. These discussions provide an opportunity to examine how innovation can respond to evolving consumer expectations and support the development of more sustainable, future-ready communities.

We are also committed to encouraging the next generation of industry talent through initiatives such as Architects of Tomorrow, which creates opportunities for emerging architects to contribute fresh perspectives to the future of architecture and urban development. By bringing established industry voices together with emerging talent, Cityscape Bahrain aims to support a more forward-looking dialogue around architecture, development and the communities of the future.

6. As Cityscape Bahrain approaches its fifth edition, what would you like visitors to take away from this year's exhibition?

As we approach the fifth edition of Cityscape Bahrain, our priority remains making real estate opportunities more accessible and helping visitors navigate the market with greater clarity and confidence. Whether someone is purchasing their first home, exploring a new lifestyle or considering a property investment, we want them to leave with a better understanding of the opportunities available and the information they need to make decisions that align with their future plans.

Ultimately, Cityscape Bahrain is about more than showcasing properties. It is about connecting people with the communities, lifestyles and long-term possibilities that real estate can offer. By bringing developers, industry experts and prospective buyers together, we aim to create an experience that supports meaningful conversations and informed decision-making.

I would encourage anyone considering their next step in property ownership or investment to join us at Cityscape Bahrain from 24 to 28 November at Exhibition World Bahrain. Whether you are beginning your property search or ready to explore specific opportunities, the exhibition offers a valuable opportunity to discover what the Kingdom’s real estate market has to offer and find the possibilities that best suit your aspirations.
